This course is designed to equip real estate professionals with the knowledge and tools necessary to navigate the sensitive and complex issue of death on a property. Whether dealing with natural deaths, suicides, accidents, or homicides, agents must understand how such events can impact property value, buyer perception, and disclosure obligations. The course explores the legal and ethical statutes regarding disclosure requirements in Texas, the ethical considerations when working with both sellers and buyers, and best practices for managing the investigation and remediation process. Furthermore, it discusses the issue of property ownership as it relates to death by covering the topics of Wills/Probate, Affidavit of Heirship, and Transfer on Death Deeds. Agents will also develop a proactive “Agent Game Plan” to effectively handle the unintended consequences of death on a property, protecting both their clients and their professional reputations.
